I am a residential developer based in Nashville, TN. I am looking for a data analytics quant to mine public data; property data; public records; pricing trends; mortgage information, etc to determine potential off-market property acquisitions. The goal is for the consultant to work consistently on combing public and private records; formulate trends to drive probable investments and acquisitions. The consultant should be an expert in data analytics; the use of algorithms and stats to predict future outcomes; trend research; and have the ability to mine data and understand value. For example, If I provided a radius of a sub-market, could you use data to analyze all potential properties that are ripe for purchase; possess upside; and provide contact information for me to reach owners? Of the list of potential properties that your analytics produces, how many 'live' deals come about (do you have a good success ratio of finding properties that actually turn into real deals? Can you use your analytics to predict which sub-markets are most ripe for long-term price appreciation, based upon studying sub-markets that have rapidly expanded and drawing conclusion and assumptions (based in the data) for their rapid growth?
