Welcome brochure for Southcare designed for print

I need to put together a 16 page welcome brochure for Southcare to give to new customers that dont know much about Southcare. It will be in two formats the first one will be a printed brochure with slip at the back to put rates ect and the second version will be separate pages that can go into a red lever edge file saying the same thing. I am looking at A4 for the file and slightly bigger for the printed folder as I have to put information in the back. All the copy has been written along with the images I only need the design. The size of the printed version will be PRINTING:-Honeywood Brochure of 20pp plus Cover with Glued Pocket
-Cover printed in 4 colour process 2 sides
-Diecut to shape (Standing from job 162024), scored, folded and glued { 2 Tabs}
-Text printed in 4 colour process throughout
-Saddle stapled, packed and delivered to 1 metro address
SIZE:-302 x 250mm
- Cover is 342 x 630mm Flat, 5mm Spine/Gussets, 120mm Pocket
STOCK:-Cover - 340gsm Pacesetter Uncoated Subject to Availability
-Text - 140gsm Pacesetter Uncoated
