Commercial architect for the interior design renovation and building plans for a modern office

I have as-built design plans (including CADs) for a residential property that was previously converted to use as an office. This property will now being further renovated to build upon the existing office floor plan/design and invest in creating a more modern, high-tech, light-filled office environment that should feature some co-working design aspects popularized by co-working companies such as WeWork.

The property is approximately 275 sqm (one-story) and should be designed for up to 10 employees.

A few unique aspects of this project:

1) The property being renovated is a historic property of Spanish colonial design located in San Juan, Puerto Rico. As such, elements of the historic design and colonial features should be preserved, while simultaneously blending them with more modern elements.

2) By recommendation of engineers, the entire roof of the property must be replaced. As such, the design must include the roof structure and related elements (skylights, lighting, wooden paneling, etc.) As the as-builts will show, the current roof is very high with a false ceiling; our concept is to remove the ceiling and use a vaulted roof design to increase the spaciousness of the environment.

3) While we are seeking a modern, open co-working feel in some respects, we do not believe in the concept/logic of a totally open office plan. Therefore, the office should feature a couple of primary open areas but dedicated, well-insulated workspaces as well.

In addition to the workspaces (offices, conference room, open areas), an entertainment/break area and kitchen must also be considered and designed.

The deliverables must include not only layout/design and renderings, but also detailed construction and building plans for the contractor.
