Construction estimating - commercial and mixed use

Value of this freelance estimating contract is anticipated to be from 3K to 20k depending on interest and qualifications. Project is on a 10 acre lot in Burien WA with 5 new 5:2 wood framed podium buildings that comprise 179 units for new apartments. Each building has an elevator and has a Hardi Plank Siding exterior skin. The site is heavily forested, steep slope, likely require substantial de-watering, and requires piling for foundations. Ideal candidate would be someone who can estimate work as a General Contractor or Trade Contractor proficient in:

Ideal:
Civil and Site Improvements.
Elevators
Mechanical
Electrical
Plumbing
Wood framing
Post tensioned concrete
RS Means
Have historic data
Capable of building to WBS level of daily trackable tasks for schedule development with Superintendent.

Estimate to take 5-6 weeks and include (6) each, (2) hour meetings via GoTo,Skype, video conference if not in Seattle. If not in the Puget sound, provide qualifications for how or why you know the market. The estimator will also participate with our team in reviewing and qualifying sub bids the week before our final proposal is due.

Anticipated start is 6/14 to 6/20 finishing 5-6 weeks thereafter. Construction is slated to begin 9/1 and all permits have been obtained by the Owner.
