After a long career in global commercial real estate I am launching a start up Impact Investment Company in the US. We are now identifying major projects that we may want to promote, invest in and execute. This project is a master plan concept to extend the business, residential and public sector of a major American city into a directly adjacent body of water, via landfill. This is a very high profile location of a very large scale encompassing approximately 700 new acres of land. The use will be high rise and mid rise office, high rise and mid rise housing, retail, major public spaces, new beaches and marinas, etc. The work will be done cognizant of historical design culture of the city and representing the long term aspirations of the next generation global city.
This is a conceptual project that will be used to size the economic benefit to the city, etc.
Rather than a design competition I would prefer to select one designer/firm to develop this conceptual master plan. We will want to keep upfront costs low but are willing to have the design intellectual property belong to the designer until we reach a stage of further development, when we have funded the initial phase, then allow for more meaningful fees at that point.
