I want to have a software to handle the subcontractors of my construction projects. I was working with a very old 32bit software but the software is not working anymore.

The software should do the following:

A) Cost controlling

1. Enter contact details for subcontractors.
2. Create a project for each construction site with different parameters (area, location etc.)
3. Create a cost overview with all subtrades (Windows, Plaster, AC etc.) and enter a budget for each trade. The Subtrades shall be grouped.
4. Link an address with the subtrade
5. Enter contract details for subtrade (contract amount, deductions etc.)
6. Enter payments to subcontractors with a workflow (only one person can enter the invoice details, one person is allowed to approve the invoice and one person is allowed for payment)
7. Attach a PDF file (the invoice of the contractor) to the payment
8. List bank guarantees of contractors (starting end end date)

B) Income

1. Enter contacts of property purchasers incl. the unit number, amount paid etc.
2. Enter a payment plan
3. Enter positive or negative variations (prepare an offer to the client with a PDF)
4. Request for a payment according to the payment plan.

C) Reports

1. Reports based on the data entered such as compare project budget against paid invoices, list of all contractor of one project, details of a contract (contract amount, payments, outstanding etc.)

D) Dashboard

See all invoices which needs to be approved for payment, overview of budget to paid cost, project status.

It would be great if the software is accessible also remotely (SaaS)
