Need 2,000 sf layout for 2 story, 30' x 40' house with 2 car garage. Need architect familiar with hallway, stairway, bathroom, closet etc layouts. I need an architect that understands that a 2x4 wall is 3 1/2' thick. I want to include lots of built in storage and have an open, modern loft feel floor plan. It's a goofy space but I know someone can make it work.
Will also need elevations, roof plan, window/ door schedule, lighting plan, once dimensional floor plan is finalized.
Architect needs to understand that these drawings need to contain enough detail to be used for construction. I will hand them to a subcontractor and they need to be able to determine thicknesses, dimensions, etc from what is shown on the floor plan.
Attached is how the house is oriented on the lot and where the garage/ front door need to be.
