We own a small independent dealership and have bought a property to move our dealership to. We plan to strip the ground, gravel the lot, and build a pole building for our new office and mechanic shop.
We are looking for a site development or civil engineer to provide us with sealed engineered drawings for stormwater. It would be ideal if we could find someone who could also provide us with engineered drawings for the pole building and property development as a whole, but is not a requirement.
The property is located in Sarver, PA in Winfield Township. We received the following criteria from the township:
'You are going to have to come before the Planning Commission and Board of Supervisors with a formal Land Development Plan that will address all matters in our Stormwater and Land Development Ordinance.
You will be required to submit a engineered drawing of your plans for review to the Township.
You will be required to obtain a building permit to make your office compliant with UCC regulations. I have cc'd our inspector if you would like to reach out to him directly for specifics.
You will also need to demonstrate stormwater controls in accordance with our stormwater ordinance. I have cc'd our engineer on this email as well. Anything over 5,000 SF of impervious surface will need an engineered design for stormwater. This will include your lot that you are grading.'
I will share a files for a draft of the property and building.
The total size of the building will be 64 x 50. The office section will be 34 x 50 and the mechanic shop 30 x 50.
